What Is the Housing Situation Like in Berlin?

In Berlin, finding housing is a major challenge for many people. The city is growing, but there are few available apartments. Rental prices have increased and affordable housing is limited. Many people apply for the same apartments, and the search can take a long time. It may take several weeks or months before you receive an invitation to a viewing or an offer.

What Options Do I Have?

Before you start searching, it is important to know which types of housing exist and which one suits you best:

  • shared apartment rooms (WG rooms)
  • one-room apartments or studios
  • family apartments and apartments with several rooms
  • social housing
  • accessible apartments for people with disabilities

Depending on the type of housing you need, you will search in different places. If you are looking for a WG room, you can find many offers on private platforms. For family apartments or multi-room apartments, it is worth looking at state-owned housing companies or housing cooperatives.

How Can I Prepare for the Housing Search?

Good preparation saves time and may help you find housing faster.
Here is how you can prepare well for the housing search:

  • Make a list of your housing criteria. Think about which district you would like to live in and how large and how expensive the apartment should be. It is also important to be realistic.
  • Collect your documents. Landlords expect complete application documents. Many applications fail because documents are missing or incomplete.
  • Talk to friends, colleagues, and neighbors and let them know that you are looking for housing. Many apartments are offered by private landlords.
  • Write a short introduction text to send with your application documents when applying for an apartment. A friendly text with information about your profession, your income, and the reason for moving can create a personal impression and make a difference.
  • Be quick and apply for many housing advertisements. Landlords usually receive many requests. If you are among the first applicants, you have a better chance of getting a viewing appointment.
  • Plan enough time. Viewings often take place at short notice and frequently during the day. Respond quickly to invitations.
  • Prepare a few questions for the viewing to show your interest.
  • Arrive on time for the apartment viewing.

How Do I Best Search for Housing in Berlin?

Search in several ways at the same time. You can use different options:

Digital options

  • State-owned housing providers such as Degewo, Gewobag, Stadt und Land, WBM, and Howoge publish housing advertisements on inberlinwohnen. This is especially useful for: one-room apartments, studios, family apartments, apartments with several rooms, social housing, and accessible apartments.
  • There are several private websites where you can find apartments or WGs. Many allow you to create a free account. Some also offer paid accounts. You can easily find them through an internet search.
  • You can also find offers in social media groups. This is a good option especially for: WG rooms, one-room apartments, or studios.

Tip: You can set alerts to receive notifications when new offers are published. Many housing portals offer this function. You can use filters and set the price and size of the apartment.

Offline options

  • Look in supermarkets, schools, universities, church communities, or neighborhood centers: sometimes there are notice boards with housing offers.
  • Check local newspapers, which often have a section with advertisements.
  • Visit property management companies or housing cooperatives in person and tell them that you are looking for housing. Sometimes you can leave your documents there. If an apartment becomes available, they may contact you.

Alternative options

  • Apartment exchange: If you already rent an apartment and want to move, you can ask your current property management company whether they have available apartments. This requires the agreement of both landlords. If you live in a state-owned housing company apartment, you can also offer your apartment for exchange on the portal inberlinwohnen.de.
  • Housing scouting projects

Some social organizations have housing scouting projects and actively support people in finding housing.

Important

In Berlin, there are many offers for temporary rentals and sublets. Make sure that this type of rental has been approved by the landlord. If not, you often cannot register your residence at these addresses. In addition, you have less legal protection as a tenant.

What Can I Do If I Still Cannot Find Housing Despite Searching?

If you send many applications but do not receive replies or viewing appointments, you are not alone. Many people in Berlin are looking for housing. That is why the search is often difficult. Do not get discouraged and stay active:

  • Update your housing search profile regularly.
  • Search in other districts. Apartments outside the Berlin Ringbahn are often cheaper and somewhat easier to find. But pay attention: with some residence permits , you cannot simply move away from Berlin. This also applies to Brandenburg. In such cases, moving is only allowed if the rule in your residence permit (Wohnsitzauflage) can be changed, for example for a job or because of your family.

Die SCHUFA-Auskunft ist ein Dokument. Es zeigt, wie zuverlässig du Rechnungen bezahlst. 

Darin steht ein Bonitätswert, er hilft Vermieter:innen oder Banken zu entscheiden, ob sie dir eine Wohnung oder einen Vertrag geben.

Du kannst die SCHUFA-Auskunft online bei der SCHUFA beantragen. 

Es gibt eine kostenlose Version mit deinen Daten. Es gibt auch eine kostenpflichtige Version, mit weniger Daten, die du auch bei der Wohnungssuche benutzen kannst.

Die SCHUFA-Auskunft enthält deinen Namen, deine Adresse, Informationen zu deinen Verträgen oder Zahlungen und deinen Bonitäts-Wert.

Mietschuldenfreiheitsbescheinigung

What is that?

Die Mietschuldenfreiheitsbescheinigung ist ein Dokument. Dein:e Vermieter:in bestätigt darin, dass du deine Miete immer bezahlt hast. Das zeigt, dass du zuverlässig bist.

Du bekommst die Mietschuldenfreiheitsbescheinigung von deiner aktuellen oder letzten Vermieter:in. Du kannst einfach danach fragen. Die Bescheinigung wird oft kostenlos ausgestellt. Der/die Vermieter:in ist nicht verpflichtet, das Dokument zu verlagern oder zu unterschreiben.

Die Mietschuldenfreiheitsbescheinigung ist ein kurzes Schreiben. Darin stehen dein Name, deine Adresse und der Zeitraum, in dem du an diesem Wohnsitz gewohnt hast. In dem Schreiben bestätigt dein:e Vermieter:in, dass du keine Mietschulden hast.

Mieterselbstauskunft

Die Mieterselbstauskunft ist ein Formular. Du füllst es selbst aus, wenn du eine Wohnung mieten willst. 

Du gibst dort Informationen über dich an. Zum Beispiel zu deinem Einkommen, deinem Job und wie viele Personen in die Wohnung einziehen. Vermieter:innen nutzen diese Infos, um dich besser kennenzulernen.

Du bekommst die Mieterselbstauskunft meist von Vermieter:innen oder Makler:innen. Oft erhältst du sie bei einer Wohnungsbesichtigung oder per E-Mail. Du kannst auch Vorlagen im Internet finden.

InteraXion, welcome office and housing counselling for people with migration and refugee experience in Treptow-Köpenick, offers initial and referral counselling in questions arising from the everyday life of arriving.
